The Land
La Naveta is situated on 1.8 million square meters at the top of Puerto de la Cadena, in Murcia.
It is a natural setting surrounded by over 900,000 m² of protected forest, an environment that guarantees privacy, tranquility, and exceptional environmental quality.
The land is located near a protected natural environment, respectfully integrated with the pine forest and surrounding ravines, ensuring privacy and security through a single monitored access point.
Designation of Uses and Intensity Levels
Due to their strategic location with high tourist appeal, the lands are zoned for two uses:
RESIDENTIAL/TOURIST, which allows for both permanent residency and temporary tourist
accommodation, making it an exceptional development for non-resident foreigners.
The total area of action for the Partial Plan is 1,812,751 m2, distributed as follows:
Concentrated Use Area = 725,100 m2, which includes:
- 420,155 m2 of plots with a total buildable area of 146,550 m2 for the construction of 780 homes of various types.
- 72,114 m2 of plots with a total buildable area of 16,597 m2 for the construction of a 50-room Hotel, Social Club, Supermarket, Restaurants, and Hospitality services.
- 114,568 m2 reserved for parks, gardens, and recreational areas.
- 91,344 m2 reserved for educational, teaching, health, cultural, administrative, sports, and social centers, sports areas, and schools.
- Environmental Conservation Area = 923,216 m2, equivalent to the mountain area that will be transferred to the Illustrious City Council of Murcia.
- Complementary Use Area = 164,435 m2.
The intensity level of the Partial Plan is 0.225 m2/m2 (low density)
